When Paramount takes over management of a new community we deploy all corporate staff to assist in employee training, auditing on-site records, and evaluating personnel needs. During takeover, an inspection of the vacant units will be conducted to identify the condition and prioritize maintenance needs.

A new operating budget will be developed by the corporate staff and submitted to the owner for approval. The budget will include a staffing plan and projected salaries, unit mix and rent roll, unit turnover costs, line item budget with capital expenditures and a narrative of budget assumptions. The budget reflects the financial objective of the owner and becomes the operating guidelines for the manager. Paramount has a purchase order system that the manager must utilize prior to any purchases for the property.

Paramount Realty Group's property management services include prompt rent collection, regular property inspection, immediate response to tenant requests and supervision of all services-janitorial, security, elevator, plumbing, snow removal, landscaping, HVAC, and other necessary services. We also provide computerized property management systems including accounts payable and financial reporting. Paramount's financial report meets or exceeds any lender's guidelines. Paramount carries all state and federal insurance as well as fidelity bond coverage.
